How the practice came to be
sinsaply was established in Bangkok by a small group of practitioners who had spent years working within larger commercial firms and found themselves drawn to a narrower, more deliberate kind of work. Inheritance and succession matters tend to arrive at moments of family change — a bereavement, a marriage, the birth of a grandchild, a property acquired abroad — and the clients who bring them deserve a different quality of attention than the commercial timetable of a large practice allows.
The name reflects something of the practice's character. Sin sap (สินทรัพย์) refers in Thai to assets and property — the material dimension of what families build across a lifetime. Law, applied carefully to that dimension, helps to ensure that what a person intends actually passes to the people they intend to receive it. That alignment between intention and outcome is what the practice exists to support.
Since opening its doors in Bangkok's Din Daeng district, the firm has worked with Thai families, with expatriate residents, and with internationally mobile families whose succession arrangements straddle more than one legal system. The common thread is a preference for clear written advice, delivered without urgency, at a pace that allows clients to read, reflect, and decide.

We do not believe that family inheritance matters should be hurried. The scope and timing of each engagement is set by the client. There is no pressure from us to proceed faster than feels right.

Called to the Thai Bar with over eighteen years in private practice, Khunying Pattara leads the firm's will review and domestic succession work, with a particular focus on complex family arrangements.

Somchai holds qualifications in both Thai and English law and manages the firm's cross-border coordination matters, working with legal counsel in the UK, Australia, and across Southeast Asia.

Inheritance law in Thailand — a considered practice
Thai succession law is governed primarily by the Civil and Commercial Code, which sets out the order of statutory heirs, the rules for administering an estate, and the formal requirements for a valid will. For most families, the question is not whether to plan — it is how to plan in a way that genuinely reflects their wishes and takes account of their circumstances.
Where families have connections abroad, the picture becomes more detailed. Different countries apply different rules about which law governs which assets, and the interaction between Thai domestic law and the rules of a foreign jurisdiction is an area where specialist advice makes a practical difference. sinsaply has built its cross-border practice around exactly this kind of careful, jurisdiction-by-jurisdiction review.
Family trust arrangements occupy a particular space in Thai law — they are not as widely used as in some common law countries, but they have a legitimate and useful role in certain family situations, particularly where assets are to be managed over a long period or where the beneficiaries include younger family members who are not yet in a position to manage a direct inheritance. Our approach to trust documentation begins with a clear written explanation of whether and how a trust would work for a specific family, before any drafting is undertaken.
